Hi, I wish to buy a 2bhk flat at Wakad, PUNE Off Express Highway.It is in the scheme "EIEMENTA", a township being constructed by AKSHAR DEVELOPERS,of Vashi ,Navi Mumbai.Rate offered is Rs3811/sq ft with floor rise @Rs20per floor after 4th floor.PL guide me about the reputation of the builder,and the reasonability of the rates, prospects of future appreciation etc....

Dear Sir,

I have purchased a 1 BHK flat in Kharghar, New Mumbai on May 2011. The builder confirmed me that he`ll give me the possession in October 2011 before divali. I have paid registration, stamp duty, 95% of Flat value by taking a HL from IDBI. Till date I have not got any possession and on asking he always give me assurance of next month. He told me that he is waiting for OC but when I checked it with architect of the project, he said that the OC is still not applied to CIDCO. I asked builder for the reason to not applying and all, den he simply denied the fact told by archtect and assured me that he applied it. I asked him to pay me the rent amount since October when he committed for the possession. Then he denied that he have nt committed any thing and he cant help me either. Myactual EMI of the IDBI is still not started and I have paid of Rs.190000 in 10 months as interest only.I am also paying 9k for rent and 9k for PL which i have taken to pay the builder. Due to non possession of the flat, whatever I have planned for my future is messed up and Its horrifying me mentally. I request you to provide me the appropriate solutions to get rid of from this and what legal action I can take against builder.

Hi OM, ULWE area in Navi Mumbai is propogated for investment on a lot of promise and prayer. I visited the site and it does not seem to have a lot of reputed builders. Then there is a patch on the other side of Panvel which is undertaken by big players like Hiranandani, India Bulls, etc. The area developed is Somatane which is far away from Panvel. I have two qs on the above: Why no presence of big builders in Ulwe which is close to CBD belapur and palm beach with new SEZ coming up in the same locality? Also any insights on the Somatane patch being developed?...

Is it safe to send xerox of 1. property papers 2. last electricity bill 3. Owner`s Voter id card to a broker - who says he will send to the bank - for getting ATM installed in a side of the kothi premises in Punjab? What are the steps to get this done and what precautions should be taken...
